Tenancy Requirements

All applicants over the age of 18 must complete a $30 tenant screening.

If two adults apply together and the first person gets approved, then we will cover the cost of the second $30 screening.

The Screening will Consist of Three Reports:

1. A CREDIT REPORT - based on your payment history, civil judgments, collections, verified income of 2.5 times the rent, and a minimum credit score of 550 for single family homes or 525 for multi family units.

2. CRIMINAL HISTORY - A comprehensive criminal background search that will turn up arrests, convictions, outstanding warrants and sentencing information.

3. EVICTION HISTORY - Evictions within the past 5 years are a major Red Flag for us.

Based on a combination of the above criteria, we will be issue a recommendation to accept, deny, or accept an applicant with conditions.

Pet Policy:
Different Types of Properties will dictate the Pet Policy, so please check the specific rental listing. If pets are allowed, then our policy is the following:

One Cat OR One small/medium dog under 45 lbs.
$200 Security Deposit for a pet.
$50 Pet Rental Fee per month.
